You will be joining a successful and well-established property developer based in the inner eastern suburbs of Melbourne, who have a national presence with offices in both NSW and Queensland.

Your New Role:
You will be joining the Melbourne team as a Development Manager, where you will be predominantly working on high-end Residential and Mixed-Use developments.
Within this role, you will work alongside a talented team and working closely with the Senior Development Manager and Project Director, while gaining the opportunity to take a leading role, from end to end, across the full project cycle, ensuring projects are completed on time, within budget and to the highest standard.
Within this role, some of your responsibilities may include:
- Consultant Management
- Prepare project briefings, seek quotes, and analyse consultant fees for recommendations.
- Prepare and execute Consultant Agreements, including novation and fee reconciliation.
- Monitor agreement execution, insurance certificates, and consultant invoicing.
- Chair consultant meetings, manage agendas, and distribute minutes.
- Sales & Marketing
- Develop marketing strategy and budget, oversee external sales materials.
- Direct marketing efforts, manage collateral creation and consultant coordination.
- Organize display gallery construction, manage build contracts and procurement.
- Conduct market research, create sales briefs, and propose apartment prices for approval.
- Contract of Sale
- Prepare and review all documentation for Contracts of Sale (COS) prior to issuance.
- Manage updates to the Purchaser Offer Statement (POS) throughout the sales process.
- Track COS progress and update master price lists accordingly.
- Maintain accurate purchaser information, monitor communication, and manage car park allocations.
- Program
- Develop and oversee the project program, providing monthly status updates.
- Prepare and analyse pricing submissions, manage annexure documentation.
- Coordinate legal briefings and assist in tender processes for D&C contracts.
- Track financial conditions, manage cost savings, and optimize project financial performance.
- Feasibility
- Work in collaboration with the Analyst team to complete feasibility reviews, confirm inputs and assess the highest and best use of the project.
- Track CTD / CTC and project cashflow
- Planning
- Assist in preparing town planning architectural packages and briefing key consultants.
- Manage Plan of Subdivision preparation and subdivision planning matrix.
- Coordinate closeout of pre-construction conditions and project completion requirements.
- Oversee retail liquor licensing approval and manage individual apartment customizations.
- Settlement
- Prepare and distribute purchaser communications and manage gift pack procurement.
- Coordinate FF&E, costing, approval, and procurement.
- Lead valuation preparation, manage project completion valuations, and oversee furnished apartment furniture rental or purchase.
Job Requirements:
- A degree in construction management, engineering, or a related field, along with 5+ years of experience in development management, where you have gained experience working on large scale mixed-use and /or residential apartment developments.
- Must have experience working on projects in excess of $100million.
- Ideally, you will have gained exposure working across the full development cycle, as well as, leading projects and teams, with a successful track record of projects being completed within time and budget.
- You should have a strong understanding of construction processes, project management methodologies, and budgeting and scheduling techniques.
- Alongside this, you will ideally have excellent communication, leadership, and problem-solving skills, as well as the ability to manage multiple tasks and priorities.
- Must also have recent experience working in Melbourne and a strong working knowledge of the Victorian Building Codes.
